Most people want to get the most money possible in the least amount of time once they have decided to sell their house. If you feel the same way, there are things you can do before ever putting a sign in the yard.  The 6 tips below are things anyone can do at very little cost to get the most out of every showing at your house. Enjoy! always, if you would like a professional opinion of what to do to get the biggest bang on your budget, don't hesitate to use our Home Value Tool and we will reach out to discuss some of your options.

1. Declutter

I can’t stress how important this is. People like to imagine their belongings in the home they want to buy, it would be 10x harder to do that with your things everywhere! Not saying that your things aren’t nice or beautiful, the less your personal style shows through the home you are selling the better. Stand in their shoes, do you want to clime over a room that is used for storage? Make sure that they potential buyers can walk into every room  without being afraid.

Make sure your home is clean, inviting and clear of distractions that would take away from the space.

2. Clear Away Personal Items

This means family photos, toothbrushes, iPads, toys, cloths, used towels, etc. This goes hand in hand with the first one. You want the potential buyers to be able to imagine themselves living there not the other way around.

Buyers want to imagine their own items in the drawers. You can help them do this by using totes or drawer organizers to show off the space available and provide tips to the new owners from the person who knows how to use the space best.

3. Show Off Odd Places

Now for one of our favorite tips, do you have an odd space in your home? Show it off! Make it a great place instead of an “odd” one. This tip can lead to a magical* experience for a potential buyer. (*Just a bit of Harry Potter Humor for you...)

Turn wasted space into a huge advantage over other houses with the same model but less creative owners.

4. Neutral Colors

This is a sensitive subject for me. To generalize it, unless you have great design skills, stick to neutral colors.

5. Your Entryway Needs Your Attention

What is the first thing you see when you walk up to the house? The front door, make the front door inviting. This means sweep the patio, maybe some potted flowers, clean the door and make it inviting.

The first impression is a big deal right? What do you want the buyers to feel when they walk into your home? Inviting, eh, or repulsive?

6. Focal Points

In any great design there is a focal point. What is a focal point? It is the first thing your eyes see when you enter into a room. If this is not something you are comfortable with there are always stagers for hire. What it is so great about a focal point is that if a house has an odd shape or nook, a focal point is a great way to distract/show that a room can still be great. It kinda sounds deceiving but it really isn’t. A room is just a room until someone put things in it that makes it great, what you are doing is showing how amazing it can be.
